Welcome to Mako Plumbing & Sewer, LLC ("Mako Plumbing & Sewer," "Company," "we," "us," or "our"). These Terms and Conditions ("Terms") govern your use of our website, www.makoplumbingandsewer.com (the "Site"), and any plumbing, drain, sewer, water line, gas line, water heater, repiping, or related services (the "Services") that you request or that we perform for you. By using our Site, requesting a quote, scheduling an appointment, or accepting Services from us, you ("Customer," "you," or "your") agree to be bound by these Terms. If you do not agree, please do not use the Site or engage our Services.

1. About Mako Plumbing & Sewer

Mako Plumbing & Sewer, LLC is a locally owned and operated plumbing company proudly serving Sacramento, El Dorado, and Placer Counties, California, including but not limited to Sacramento, Elk Grove, Rancho Cordova, Citrus Heights, Folsom, Roseville, Rocklin, Auburn, Placerville, El Dorado Hills, Cameron Park, and the surrounding communities. We are fully licensed and insured (California Contractors State License Board License No. 1119298).

2. Estimates & Pricing

  • We provide free estimates for most plumbing and sewer services.
  • Mako Plumbing & Sewer uses upfront, flat-rate pricing. Unless otherwise agreed to in writing, we do not charge by the hour.
  • Written or verbal estimates are based on the information and site conditions available at the time of inspection. Final pricing may be adjusted if additional work, parts, permits, or unforeseen conditions (such as hidden pipe damage, code violations, or inaccessible areas) are discovered once work has begun. We will notify you and obtain your approval before performing any work beyond the original scope, except where immediate action is necessary to prevent property damage or a safety hazard.
  • Quoted prices do not include the cost of permits, third-party inspections, or restoration of landscaping, concrete, drywall, flooring, or other finish work unless expressly included in the estimate.

3. Scheduling & Appointments

  • Appointment windows are estimates and may be affected by traffic, emergency calls, weather, or the scope of prior jobs. We will make reasonable efforts to notify you of any significant delay.
  • Same-day and emergency service is offered subject to technician availability.
  • Mako Plumbing & Sewer is not responsible for delays caused by circumstances beyond our reasonable control, including but not limited to weather, supply shortages, permitting delays, or acts of third parties.

4. Cancellations & Rescheduling

  • You may cancel or reschedule a scheduled appointment by contacting our office at [279-221-3790] as far in advance as possible.
  • We reserve the right to charge a reasonable trip or cancellation fee if an appointment is cancelled with less than [24 hours'] notice, or if our technician is unable to access the property or complete the scheduled work through no fault of our own.

5. Payment Terms

  • Payment is due in full upon completion of the Services unless other payment arrangements have been agreed to in writing in advance.
  • We accept the payment methods listed at the time of service. Any fees charged by third-party payment processors or financing partners are the responsibility of the Customer.
  • Accounts not paid when due may be subject to late fees, interest at the maximum rate permitted by California law, and referral to collections. Customer agrees to reimburse Mako Plumbing & Sewer for reasonable collection costs and attorneys' fees incurred in collecting unpaid amounts, to the extent permitted by law.
  • There are no cash or credit refunds for labor already performed. Refunds, if any, for materials or parts are at the sole discretion of Mako Plumbing & Sewer and subject to manufacturer return policies.

6. Permits & Code Compliance

Where a permit is legally required for the Services performed, Mako Plumbing & Sewer will obtain the permit on Customer's behalf unless otherwise agreed. Customer agrees to provide reasonable access to the property for any required inspections. Mako Plumbing & Sewer is not responsible for pre-existing code violations discovered during the course of work that fall outside the original scope of Services, though we will disclose them and provide a separate estimate to bring them into compliance if requested.

7. Customer Responsibilities & Site Access

Customer agrees to:


  • Provide safe, reasonable, and timely access to the property and the work area;
  • Disclose known hazards, prior repairs, or unusual site conditions (e.g., asbestos, mold, structural concerns, buried lines, pets);
  • Remove or protect personal property, furniture, and landscaping near the work area, unless otherwise agreed;
  • Ensure any required HOA, landlord, or third-party approvals have been obtained prior to the start of work.



Mako Plumbing & Sewer is not liable for damage to undisclosed, mismarked, or improperly documented utility lines, irrigation systems, or underground structures, or for pre-existing conditions unrelated to our work.


8. Workmanship Warranty

Every job performed by Mako Plumbing & Sewer is backed by our workmanship warranty. Unless a different warranty period is specified in writing on your invoice or service agreement, workmanship on completed repairs is warranted for a period of [Insert Warranty Period, e.g., one (1) year] from the date of completion, covering defects in our installation or repair labor.


This warranty does not cover:


  • Manufacturer defects in parts, fixtures, water heaters, or equipment (these are covered separately by the applicable manufacturer's warranty, where available, and Customer's exclusive remedy for such defects is against the manufacturer);
  • Damage resulting from misuse, neglect, unauthorized modification or repair by others, normal wear and tear, acts of nature, or pre-existing plumbing conditions not part of the original scope of work;
  • Drain or sewer line clogs caused by tree root intrusion, foreign objects, or improper use following service, except as expressly stated on your invoice;
  • Work performed on systems that were not brought fully up to current code due to Customer's declined authorization.



Warranty claims should be reported to Mako Plumbing & Sewer as soon as reasonably possible. We will inspect the reported issue and, at our discretion, repair the covered defect at no additional labor charge.


EXCEPT FOR THE EXPRESS WARRANTY STATED ABOVE, MAKO PLUMBING & SEWER MAKES NO OTHER WARRANTIES, EXPRESS OR IMPLIED, INCLUDING ANY IMPLIED WARRANTY OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE, EXCEPT AS OTHERWISE REQUIRED BY CALIFORNIA LAW.

9. Limitation of Liability

To the fullest extent permitted by law, Mako Plumbing & Sewer's total liability arising out of or related to the Services shall not exceed the amount paid by Customer for the specific Services giving rise to the claim. In no event shall Mako Plumbing & Sewer be liable for indirect, incidental, consequential, special, or punitive damages, including loss of income, loss of use, or loss of time, arising from the Services or use of the Site, except to the extent such limitation is prohibited by applicable California law (including, without limitation, claims arising from gross negligence, willful misconduct, or personal injury, which are not limited by this section).

10. Indemnification

Customer agrees to indemnify and hold harmless Mako Plumbing & Sewer, its owners, employees, and agents from any claims, damages, or expenses (including reasonable attorneys' fees) arising out of Customer's breach of these Terms, Customer's failure to disclose known site hazards, or Customer's misuse of completed work, except to the extent caused by Mako Plumbing & Sewer's own negligence or misconduct.

11. Insurance & Licensing Disclosure

Mako Plumbing & Sewer is a licensed, bonded, and insured contractor in the State of California, holding CSLB License No. 1119298. Our license information is available upon request and, where required, is posted on our estimates, invoices, and marketing materials. Customers may verify our license status through the California Contractors State License Board (CSLB) at www.cslb.ca.gov.

12. Website Use & Intellectual Property

All content on this Site — including text, graphics, logos, photographs, and the Mako Plumbing & Sewer name and branding — is the property of Mako Plumbing & Sewer or its licensors and is protected by applicable copyright and trademark laws. You may view and print content from the Site for your own personal, non-commercial use only. You may not copy, reproduce, distribute, or create derivative works from any part of the Site without our prior written consent.

13. Third-Party Links

Our Site may contain links to third-party websites (including review platforms, social media, and partner sites) for your convenience. Mako Plumbing & Sewer does not control and is not responsible for the content, accuracy, or practices of any third-party site.

13a. Privacy

Our collection and use of personal information submitted through the Site (such as when you request a quote or contact us) is governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Site, you also agree to the terms of our Privacy Policy.

14. Reviews & Testimonials

Reviews and testimonials displayed on our Site or referenced in our marketing reflect the individual experiences of the customers who provided them and are not a guarantee of the results you will receive.

15. Severability

If any provision of these Terms is found to be invalid or unenforceable by a court of competent jurisdiction, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.

16. Governing Law & Venue

These Terms, and any dispute arising out of or relating to the Services or the Site, shall be governed by the laws of the State of California, without regard to its conflict of law principles. Venue for any dispute shall lie in the state or federal courts located in Sacramento County, California.

17. Changes to These Terms

Mako Plumbing & Sewer may update these Terms from time to time to reflect changes in our practices or for legal or regulatory reasons. The updated Terms will be posted on this page with a revised effective date. Continued use of the Site or our Services after changes are posted constitutes acceptance of the revised Terms.
